As with any business, there are a number of frequently
asked questions or (FAQ’s) pertaining to the
roofing industry. These are just a few of the questions
we often hear.
What
kind of roof do I need?
There are so many types of roof systems and membranes
available. Most membranes are specifically suited
to a particular structure or situation. This can depend
on how much foot traffic there will be, how much and
what kind of Mechanical Equipment is on the roof,
will the roof be highly visible and is solar reflectivity
an issue.
Must we tear off an
old roof before installing a new one?
It is always good for long term results, to tear off
an existing roof system. You should always tear off
the existing roof if your insulation is wet or deteriorated,
or if there is any concern about the condition of
your underlying structural deck. Moisture trapped
within the old roof will, in most cases, prematurely
deteriorate your new roof system. The drawbacks to
a complete tear off are a higher cost and possible
inconvenience or disruption of your interior occupants.
If
the existing construction is sound and you want to
save money, you can often leave the roof in place
and install new materials over it. This is subject
to city codes and restrictions. Matthews Roofing’s

help determine the condition of your existing insulation.
Should
we add insulation?
Most roofs that are now ready for replacement were
built before energy conservation was important. Although
added insulation will increase the cost of your roofing
project, often the energy savings over the life of
the roof will cover the cost of the added insulation.
We will check the building codes in your area to determine
the required “R” value for roofs of new
buildings, or if your existing roof is torn off prior
to replacement.
How long should my new
roof last?
This depends on the roof design and how well it is
maintained. Your new roof must be properly maintained.
Proper maintenance includes making sure the drainage
is clear of debris, maintain a good quality coating
on the membrane, and keep flashings in good condition.
This will extend the useful life of your roof.
Is a built-up or single
ply roof better?
Either type of roof, if designed and installed properly,
will perform well. The costs are dependant on the
circumstances of your project. The three main considerations
are the size, detail work involved, and the accessibility
to the site. Often a single-ply membrane will be the
roof or choice. There are numerous types of single-ply
systems available and different methods of installation
